How are Valley Homes constructed? Are they stick-built or are they a pre-built or modular type construction?

Each Valley View home is “stick-built” on site by skilled, custom homebuilders, Clark Drew Construction, Inc. They feature attached two car garage, 2x6 exterior walls, quality Gerken windows, James Hardie cement board siding, energy efficient heat pump heating and air conditioning systems, and custom made cabinetry, among many other features and benefits seldom seen except in premium, custom homes.

How will purchasing a Valley View home save money?

This is a great question! Valley View development is part of Brookings first residential tax increment financing district. These development cost savings are being passed along to the home buyer(s), thus saving each Valley View buyer thousands of dollars on their purchase price.

Valley View homes are new, energy efficient homes, saving you money on monthly utility costs.

Valley View homes are NEW and this means you’ll have new flooring, paint, furnace and air conditioning, plumbing and electrical , etc. Imagine not worrying about the expenses and headaches of maintaining an older building.

The developers of Valley View have negotiated with a number of services and product vendors to save you thousands of dollars more on your new home! For example, finance you Valley View purchase with First Bank and Trust of Brookings and receive a free washer and dryer from First Bank and Trust. Purchase a Valley View home and received $250 reward certificate from Rude's Home Furnishings, and a special price on an appliance package from Karl's Appliance.

As you can see, affordable housing is much more than just a great purchase price.

Is Valley View within the City limits?

Yes it is. Valley View homeowners enjoy all City services, benefits, utilities including City electric, water, sewer, police and fire protection, street maintenance, etc.

 

Does Valley View have sidewalks?

Yes! Valley View homes will all have sidewalks. What is more, they are included in the purchase price of each home and will not be the responsibility of the homeowner to install.

Do Valley View homes have landscaping?

Yes. Each home will be fully landscaped including rock, edging, landscape plantings, sprinkler system and sod! These valuable improvements are included in the purchase price!

How long does it take to build my new Valley View home?

If a buyer elects to have their new Valley View home built from scratch, it will take approximately 60 days from start to completion to build your beautiful new home.

Do I get to make choices in the construction of my new Valley View home?

Yes. Complete personalization of your new Valley View home is there for you. Each homeowner can choose their own carpet, vinyl, countertop, paint colors, cabinet door style, stain color, hardware and lighting finishes, etc. from an attractive, palate of pre-selected choices which all coordinate beautifully. You can truly make your new Valley View home all your own and yet at an affordable price! All of this is structured in a way which makes it impossible to spend more than the original purchase price!

Can you have fences in Valley View?

Yes! Homeowners in Valley View are free to fence their yards for privacy, pets, child safety or whatever. Fences must be approved by the developer prior to construction of the fence to insure all residents of the neighborhood of style and maintenance consistency of the fences. Most of the home owners on the east side of Cumberland Court receive the ownership and benefit of a high quality, 6’ white vinyl privacy fence erected and provided by the Valley View Developers to create a division between Valley View and the development to the east. There are no plans for further Developer provided fencing.

 

Are there monthly association fees associated with Valley View homes?

No fees. No association. Each homeowner is responsible for their own home and yard maintenance. Future townhouse and condominiums at Valley View will have monthly fees and will be association maintained.

Is Valley View in a floodplain?

No! Valley View is high and dry! Indian Hills, just to the northeast of valley View has the highest elevation within the City of Brookings. Valley View is many, many feet above the Sioux River floodplain.

What do we do in a storm without a basement? 

Good News!   Each non-basement Valley View home is equipped for residents’ safety with a sub-grade space designed to protect residents in a significant storm event.  Since the crawl space is four feet deep and the size of the main floor of the house, it also allows for abundant useful storage as well as a convenient access to mechanic components of the home.   The area is accessed through a steel door within the attached double garage.  The space is fully lined with plastic, has incandescent lighting and is both heated and air conditioned.

Can I just buy a lot and build my own home at Valley View?

No. All Valley View homes will be sold as a lot/house package which includes landscaping, sod and underground irrigation. Also we will not allow the purchase of a second adjoining next to your new home to be used as a vacant lot. Each lot is, once again, sold as a lot/house package.

Can I build my Valley View home on any site within the development?

No. Our build-out plan directs Valley View homes to be built in consecutive, contiguous order which allows for efficiency in building practices. Furthermore, two identical floor plans will not be built next to each other nor will two homes of the same color be built next to one another. There are no plans at this time to allow Shenandoah nor Hudson models on a corner lot.

Are all building sites in Valley View valued the same?

No. There are 62, single family home building sites in Valley View an of those 11 remaining sites are larger corner lots. All corner lots are subject to a $2,500 "Corner Premium" due to their added size and sidewalk and landscaping needs. All other sites are valued the same.

Will Valley View be all single family homes?

Valley View consists of 62 single family lots plus approximately 3 acres of property at the south end of the developments for owner-occupied townhouses and/or condominiums. These will not be apartment rentals! They will be for homeowners in an attractive construction style consistent with the Valley View homes.

Is there school bus service available to Valley View residents?

Great news here! The answer is YES. Brookings School District will provide school bus service to Valley View.

Can anyone buy a Valley View home?

Yes! As long as you qualify for financing, anyone can buy a Valley View home. Although Valley View is designed with affordability in mind, there are no income or asset limitations of ownership in Valley View!

How soon will you add more home plans at Valley View?

There are currently seven (7) different plans available to choose from at Valley View: the Tennessee $128,900; the Columbia $141,900; the Hudson $142,900; the Hudson G $142,900, the Berkshire $145,900; the Shenandoah $157,900 and the James $159,900 . Lower level optional finish is available for the Hudson and Hudson G . There are no plans to add additional designs within the forseeable future.
